The picture right is of my team and Lynn Szymoniak. I'm in the middle.
My name is Mark S. Freedman and I have been in the mortgage and finance business for over thirty years. In that time I've have learned the many different aspects of loan documents and all the related papers that go with compliance and state laws for a mortgage.
While working for Homestead Mortgage in 1990 I discovered that HUD had specific guidelines for lenders of FHA and VA to follow before placing these loans into foreclosure.
These steps seemed to have been forgotten or the lender stated they didn't know! At that point I became aware of the fact that there was a need for someone to assist in speaking up for the consumers and to educate the public of there rights. After assisting clients for 4 years I formed AAA Financial Solutions in August of 1994.
In 2010 I received a certification as a Certified Forensic Loan Auditor.
This was a course in finding out how a mortgage was securitized.
Who funded the loan.
Have all the documents been signed properly.
Who is the owner of the loan and does the owner have the right to foreclose.
Most importantly we discover if the loan was securitized and placed in a trust.
That the PSA (pooling and servicing agreement) has been followed.
Validate that all endorsements are in place correctly on the note.
Is the allonge on the note proper and legal.
Studied and learned important topics related to Mortgage Securitization, terminology, borrower documents, SEC Search Techniques, MERS search, GSE search, Assignments, Separation of Note/Deed/Mortgage, Substitution of Trustees, Notice of Defaults, Trustee Sales and identify the defaults of the trust
BETA tester for Bloomberg terminal in developing a discovery system for mortgage securitization in which the trust and loan were placed.
All of this and more has placed me as an expert in documents review and discovery for the homeowner and lawyers to utilize.
